July 2025 New Mover Snapshot: Summer Moves Rebound, But Lag Behind 2024

Canada’s residential mobility continued its slow climb in July, with 58,558 households changing address—marking the highest monthly total so far in 2025.


That’s a 10.8% increase from June, showing solid summer momentum. Still, volumes remain well below last year’s peak, with July 2025 activity down 25.9% compared to July 2024, when 79,070 households moved.

📍 Provincial Movers Breakdown

 

The provinces with the highest mover volumes in July:

  • Ontario: 27,299

     

  • Quebec: 9,393

     

  • British Columbia: 8,467

     

Notable provincial trends:

  • Ontario grew 8.6% month-over-month, but is still trailing far behind July 2024’s total of 37,448.

     

  • Quebec posted 9,393 new movers—up 7.6% from June, yet still 36.3% lower than a year ago.

     

  • British Columbia recorded a 15.1% jump over June and is now just 13.8% shy of its 2024 performance—one of the best year-over-year results among provinces.

     

Other highlights:
 

  • Alberta saw a strong month with 8,671 movers—up from June, but down compared to July 2024.

     

  • New Brunswick grew to 1,050 new movers, recovering from a slower June.

     

  • Nova Scotia edged slightly downward to 931 movers, continuing a softening trend from earlier in the summer.
