November 2025 New Mover Snapshot: National Moves Slow as Winter Approaches

Canada recorded 50,631 households moving into new homes in November, a 12% decline from October, reflecting the typical cooling seen as the country heads into winter. While movement activity slowed across most provinces, several regions — including B.C., Alberta, and the Atlantic — held closer to seasonal expectations, suggesting continued intent despite colder market conditions.

📍 Provincial Movers Breakdown

 
  • Ontario led the country with 25,014 movers (↓ 11% MoM), maintaining its dominant share of national move activity.

  • Quebec declined to 7,129 movers (↓ 23% MoM), continuing its typical late-year slowdown.

  • British Columbia posted 7,349 movers (essentially flat MoM at ↑ 0.3%), showing surprising resilience heading into winter.

  • Alberta recorded 6,194 movers (↓ 15% MoM), remaining aligned with its year-average levels.

  • Manitoba softened to 1,334 movers (↓ 5% MoM), after modest gains in October.

  • Saskatchewan increased slightly to 1,221 movers (↑ 19% MoM), one of only two provinces to post gains.

  • Nova Scotia rose to 1,121 movers (↑ 23% MoM), offsetting October’s dip.

  • New Brunswick fell to 865 movers (↓ 18% MoM), returning to early-summer levels.

  • Newfoundland & Labrador decreased to 259 movers (↓ 47% MoM), after an unusually strong October.

  • Prince Edward Island eased to 145 movers (↓ 50% MoM), consistent with seasonal volatility in smaller markets.
