April Pre-Mover Activity Sustains Spring Momentum Across Canada

Canada recorded 70,569 pre-mover households in April 2026, rising from 61,450 in March and continuing the strong upward trajectory of the spring housing cycle.

This represents a +15% month-over-month increase, building on March’s sharp rebound and reinforcing that the market is now in full swing.

Spring Market Continues to Accelerate


After the seasonal slowdown early in the year, the past three months show clear and sustained growth:

  • January 2026: 36,137

That’s an increase of more than 34,000 households entering the market since January.

Ontario and BC Continue to Drive Volume

 

Canada’s largest provinces remain the primary engines of activity:

  • Ontario: 33,350 (+18% MoM)
  • Quebec: 12,977 (+5% MoM)
  • British Columbia: 10,679 (+16% MoM)
  • Alberta: 8,272 (+9% MoM)

 

Ontario alone now accounts for nearly 47% of all pre-mover activity, reinforcing its critical importance for national campaigns.

British Columbia continues strong double-digit growth, while Alberta maintains steady expansion following last month’s surge.

Growth Remains Broad Across the Country 


The spring ramp-up continues to be
nationwide, with most provinces building on March gains:

  • Manitoba: +52%
  • Nova Scotia: +52%
  • New Brunswick: +27%
  • Saskatchewan: +14%

Even smaller markets like PEI and Newfoundland continue to trend upward, confirming that the moving season is fully underway coast-to-coast.
