August 2025 Pre-Mover Snapshot: Listings Ease, Quebec Holds Strong

August saw 57,331 Canadian households flagged as pre-movers, a 10% decline month-over-month from July and a 3% dip year-over-year compared to August 2024. While national volumes cooled for a second straight month, Quebec bucked the trend with healthy gains, keeping overall market activity balanced.

🔍Provincial Highlights

 

Ontario led the country with 28,620 pre-movers, down 14% MoM and 6% YoY, marking the province’s lowest count since January.

Quebec recorded 9,330 households, climbing 7% MoM and 14% YoY, making it the month’s standout performer.

British Columbia softened to 7,063, down 17% MoM and 11% YoY, retreating from its strong spring levels.

Alberta posted 7,326, off 6% MoM and 4% YoY.

Manitoba slipped to 1,254 (↓11% MoM, ↓6% YoY).

Saskatchewan came in at 1,203 (↓7% MoM, ↓1% YoY).

Nova Scotia held steady at 984 (↓3% MoM, ↓1% YoY).

New Brunswick dropped to 961 (↓17% MoM) but still ran 9% ahead YoY.

Newfoundland & Labrador was flat MoM at 447 and off 5% YoY.

Prince Edward Island was the smallest market at 143, down sharply 24% MoM and 28% YoY.
