July 2025 Pre-Mover Snapshot: Listings Dip but Market Remains Active

Canada’s residential real estate market cooled slightly in July, with 63,579 new property listings recorded across the country. That’s a 10.6% drop from June but still within range of historical summer activity.

Year-over-year, national volumes dipped 1.8% compared to July 2024, suggesting a return to more balanced market conditions after a busier-than-usual spring.

🔍Provincial Highlights

 

Ontario remained Canada’s real estate heavyweight, logging 33,121 new listings in July. That’s a 7.1% decline from June, but almost equal to last year’s figure—evidence of steady demand across the province.

Quebec posted 8,704 listings—down nearly 20% month-over-month, but up 3.1% year-over-year. It’s a positive sign of stability following a strong run this spring.

British Columbia recorded 8,491 new listings in July, a 9.9% decrease from June and 10.7% below last July. The Lower Mainland continues to see fluctuating activity amid ongoing affordability challenges.

Other notable movements:

  • Alberta: 7,757 listings, down from 9,006 in June and 8,022 a year ago.

     

  • Saskatchewan: 1,290 listings, down from June but up from 1,204 in July 2024.

     

  • Nova Scotia: 1,015 listings, down from June’s 1,193 and July 2024’s 1,134.
