June 2025 New Mover Snapshot: Activity Rises Again, But Lags Behind Last Year

Residential mobility picked up pace again in June, continuing a slow but steady rebound across most of Canada.

According to Cleanlist’s national mover tracking, 52,853 Canadian households changed addresses in June 2025—a 6.1% increase from May (49,828).

But despite the month-over-month improvement, it’s still a 22.1% drop from June 2024, which saw 68,069 moves during a much more active post-COVID market.

📍 Provincial Movers Breakdown

 

The provinces with the highest mover volumes in June:

  • Ontario: 25,138

     

  • Quebec: 8,732

     

  • British Columbia: 7,354

     

Notable provincial trends:

  • Ontario continues to lead nationally, with a 9% increase over May, though still well below its June 2024 total of 35,283.

  • Quebec saw a small decline from May’s 8,896 but held steady overall—down 29% year-over-year from last June’s 12,366.

     

  • British Columbia recorded 7,354 movers, up slightly from May and just 2% higher than June 2024 (7,164), maintaining rare year-over-year stability.

The national mover count continues to trail 2024 due to:

  • Persistently high interest rates making it harder for families to buy or trade up.

  • Low inventory in many cities, limiting move-up opportunities.

     

  • Ongoing economic uncertainty holding back mobility decisions.
