May 2025 New Mover Snapshot: Modest Growth, But Far Off Last Year’s Pace
Canada’s residential mobility nudged upward in May, but it’s clear we’re still in a softer market compared to last year.
According to Cleanlist’s national mover tracking, 49,828 Canadian households changed address in May 2025—a 5% increase from April (47,631).
However, that’s still a steep 32% decline from May 2024, which recorded 73,105 moves during what was then a very active spring.
📍 Provincial Movers Breakdown
The provinces with the highest mover volumes in May:
Ontario: 23,111
Quebec: 8,896
British Columbia: 7,089
Notable provincial trends:
Ontario saw modest growth but remains well below its May 2024 figure of 38,440.
Quebec posted a solid rebound, up 17% month-over-month, but still well below last year’s 15,616.
British Columbia came in at 7,089, nearly identical to May 2024’s 7,049 — showing rare year-over-year stability.

🚚 What’s Behind the Slower Market?
The continued shortfall in residential mobility compared to last year likely reflects:
- High interest rates, which are delaying buying decisions.
- Low housing inventory, making it harder to find suitable properties.
- Economic uncertainty, which is weighing on consumer confidence.
So far in 2025, Cleanlist has recorded 231,829 household moves from January through May—down 11% compared to the same five-month period in 2024.
