Record-breaking new mover count reported in September 2024!

Cleanlist identified 81,320 new movers in Canada this past September. This number surpassed July 2024’s “record-breaking” number of new movers by over 2.7%! There was a significant 53.2% increase in new movers year-over-year from September 2023 to September 2024 and an impactful 22.1% increase month-over-month from August 2024 to September 2024.

What caused new mover counts to grow nearing the end of summer?

Several factors likely contributed to the sharp rise in new mover counts as summer came to a close. One key reason is the seasonal nature of the housing market, with late summer often being an ideal time for Canadians to move, as it aligns with the start of a new school year. 

Additionally, interest rates have dropped even more, and many Canadians who had been holding off on purchasing or moving may have felt that it was time to take action. The relief in interest rates also could have encouraged new buyers to finally enter the market after years of feeling like owning a house was a distant dream. As we look ahead and rates continue to decrease leading into 2025, it will be interesting to see if this upward trend continues into the fall. 

Additional September 2024 statistics:

  • All provinces saw an increase in new movers from August 2024 to September 2024.
  • The provinces that saw the biggest increase in new movers from August 2024 to September 2024 were Newfoundland (170.3%), P.E.I. (83.2%) and Northwest Territories and Nunavut (80%).
  • The only province to see a decrease in new movers from September 2023 to September 2024 was Yukon Territory (-3.9%).
  • The provinces that saw the biggest increase in new movers from September 2023 to September 2024 were New Brunswick (103.4%), Nova Scotia (87.8%) and Quebec (73.2%).

Why Mover Data Matters

Consumer spending drives sales across many industries and data sources gathered that spending accelerates significantly for consumers on the move. Some studies report that new movers increase their spending by as much as 10x during the move cycle which lasts between two and six months. Savvy marketers understand this behaviour and put their marketing dollars to work to reach new movers and win more business. 

In addition to the obvious packing and moving costs, new movers spend money in three main areas: home improvement, household management, and neighbourhood integration. 

Money spent on home improvements typically includes renovations, furniture and appliances, paint, flooring, window coverings, decorating, alarm and security systems, decks, landscaping, roofing and siding, and HVAC systems. 

Money spent on household management decisions is less obvious, but also important to new movers. They tend to review and reconsider their spending on things like insurance, financial planning and investments, internet and communication services, energy consumption, and even new vehicles. 

And finally, money is spent on neighbourhood integration. New movers tend to change their shopping and entertainment habits while seeking out new stores and services in the neighbourhood for groceries, household supplies, landscaping and snow removal, child care, restaurants and entertainment venues.
