As Interest Rates Dip, ‘For Sale’ Listings Surge This Fall

In September, Cleanlist identified 67,572 pre-movers in Canada. We reported a slight 13.6% increase in pre-movers month-over-month from August 2024 to September 2024. On top of that, we reported a 7.3% increase in pre-movers year-over-year from September 2023 to September 2024.

This intent data is interesting, considering the current economic climate, where housing affordability and interest rates are top of mind for many Canadians. The increase in pre-movers signals a shift in consumer behaviour and signifies steady activity in the real estate market.

Notable Intent Data from September 2024

  • The only provinces to see a decrease in pre-movers from September 2023 to September 2024 were Northwest Territories and Nunavut (-25%).
  • The provinces that saw the biggest increase in pre-movers from September 2023 to September 2024 were Yukon Territory (29.4%), Alberta (10.8%) and New Brunswick (9.9%).
  • The provinces that saw the biggest increase in pre-movers from August 2024 to September 2024 were Quebec (-26.1%), British Columbia (-23%), and Ontario (-13.8%).
  • The provinces with the biggest decrease in pre-movers from August 2024 to September 2024 were the Northwest Territories and Nunavut (50%), the Yukon Territory (12%), and Saskatchewan (9.9%).

Additionally, as market conditions become more favourable for buyers, sellers might feel a sense of urgency to list their homes before increased competition potentially drives prices down.
