
House listings take off as 2024 continues
In April, Cleanlist identified 71,104 pre-movers in Canada. We reported a notable 17.8% increase in pre-movers YoY from April 2023 to April 2024 and a more subtle increase month-over-month (4.7%) from March 2024 to April 2024.
Why is there a big surge in house listings?
We thought there was a big jump in the number of houses being put on the market from January 2023 to April 2023 last year, but this year there was an even bigger jump!
In 2023, from January to April, we saw a 60% increase in year-over-year listings. Now in 2024, for the same time period, we’re reporting an 81% increase over ‘23. Like popcorn in the microwave, houses are popping up on the market all over Canada!
The biggest difference between last year at this time and the present is that interest rates were around 4.5% in April 2023, and now they are being held at 5% (with the prime rate of 7.2%) until July. This time last year, the rates took a bit of a dip, leading to an uptick in movers while the price was right. With rates expected to drop slightly again in July, we will likely see another boost in pre-movers and new movers by the fall.

Memorable Statistics from April 2024
- The only province that did not see an increase in pre-movers from April 2023 to April 2024 was Saskatchewan with a measly 0.2% decrease in movers (from 1,250 to 1,247).
- The only province to see a decrease in pre-movers from March 2024 to April 2024 was Quebec (down 4%).
- The provinces that saw the biggest increase in pre-movers from April 2023 to April 2024 were Yukon Territories (52.9%), P.E.I. (42.7%) and Northwest Territories and Nunavut (33.3%).
- The provinces that saw the biggest jump in pre-movers month-over-month from March 2024 to April 2024 were Yukon Territories (62.5%), Northwest Territories and Nunavut (51.8%) and Newfoundland (45.6%).
