Is 2024 the Year of Pre-Mover Momentum?

In February, Cleanlist identified 54,244 pre-movers in Canada. We reported a modest 15.7% increase in pre-movers from February 2023 to February 2024 and a significant increase of 37.9% month-to-month. 

The number of pre-movers from December 2023 to February 2024 increased by 106.8%.

Why are so many Canadians selling in 2024? There could be a myriad of reasons why many houses are hitting the market this year. Interest rates have been held by the Bank of Canada, leaving many homeowners locked in on their rate. Because of the high number of houses purchased during COVID at large price tags, some homeowners are forced to sell in order to get out of a mortgage on a house they can no longer afford. 

And unlike a couple of years ago, houses that have hit the market in the past few months are sitting for weeks and sometimes months waiting for an interested buyer. It’s likely that some homeowners are trying to get ahead of listers in the spring by floating their house on the market early.

Memorable Statistics from February 2024
  • The top 3 provinces that saw an increase in pre-movers in February 2024 compared to January 2024 were Northwest Territories and Nunavut (171.9%), British Columbia (53.2%) and Quebec (49.8%). 
  • The most notable increase in pre-mover provinces from February 2023 to February 2024 were Quebec (21.1%), British Columbia (19.9%) and New Brunswick (17.4%).
  • The only provinces to see a decrease in new movers from February 2023 to February 2024 were the Northwest Territories and Nunavut (5%) and Saskatchewan (1.1%).
