Number of pre-movers increase by 90% since the beginning of 2024

In May, Cleanlist identified 74,632 pre-movers in Canada. We reported a notable 16.7% increase in pre-movers YoY from May 2023 to May 2024 and a slight increase in pre-movers month-over-month (5%) from April 2024 to May 2024.

According to our database, in 2023, the highest number of pre-movers per month was 73,317 in June. This year, Canadians surpassed that number by May 2024.

So, what’s got everyone moving?

Last year, there was still a lot of uncertainty around interest rates and the market. This year, despite projections of a drop in interest rates in June, the cost of living remains less than ideal. The costs of products, groceries, bills and more could be pushing people to move into smaller homes or rent to save money.

What’s next?

Listing a house on the market does not always guarantee a sale or that the homeowner will actually move. Our intent data reveals an interest in moving, as shown by the number of houses on the market. However, various obstacles could influence a homeowner’s ability to move, including the listing price, market conditions, buyer issues, and failed contingencies, Consequently, like any other month, there are likely many people on the pre-mover list for May that may ultimately decide not to move.

On a more positive note, on June 5, it was announced that interest rates dropped from 5% to 4.75%.   1. Homeowners are now able to afford their payments and will decide to stay in their current home.
  2. People who are looking to move and upsize may be more interested in making the move.

Interesting Intent Data from May 2024

  • The only provinces to see a decrease in pre-mover intent from May 2023 to May 2024 were Newfoundland (0.8%) and the Northwest Territories and Nunavut (16.7%).
  • The provinces that saw the biggest increase in pre-mover intent data from May 2023 to May 2024 were P.E.I. (21.7%), British Columbia (19.8%) and Ontario (19.5%). 
  • The provinces that saw the biggest increase in pre-mover intent data from April 2024 to May 2024 were New Brunswick (21.9%), Nova Scotia (18.1%) and Manitoba (14.5%).
  • The provinces that saw the largest decrease in pre-mover intent data from April 2024 to May 2024 were Yukon (23.1%), Northwest Territories and Nunavut (20.5%) and Newfoundland (10%).
